Every service that crosses a fire compartment line (cable tray, pipework, ductwork, containment) must be sealed back to the rating of the wall or floor it passes through. Done well, the compartment performs. Done poorly, the whole strategy fails.
We install tested systems to walls, floors, ceilings and risers across every construction type: masonry, plasterboard, concrete slab, metal deck. Every penetration is photographed, logged and cross-referenced to a product data sheet.
- Intumescent sealants, mortars and mastics
- Fire-rated pillows, collars and wraps
- Tested to BS EN 1366-3, third-party certified
- Photographic records and penetration schedules
In existing buildings, especially those refurbished or retrofitted over the years, compartmentation is often the weakest link. Unsealed service penetrations, missing cavity barriers, broken plasterboard reveals: each is a route for fire and smoke to travel where it shouldn't.
Our surveys identify every breach, quantify the remedial scope and price the work against a clear schedule. We return to install the fix: one accountable record from inspection through to completion.
- Type 1 to Type 4 PFP surveys
- Itemised schedules with photographic evidence
- Reinstatement of compartment walls, floors, ceilings and ducts
- Ongoing monitoring for managed estates
Intumescent coatings protect exposed structural steel invisibly: a decorative finish in normal conditions that expands to many times its thickness when exposed to fire. Performance only holds if the film thickness is right.
We apply intumescent systems with full DFT checks at every stage (wet film, intermediate and final) and supply the record as part of the Golden Thread.
- Shot blasting and surface preparation
- Water-based and solvent-based systems
- DFT readings logged at every stage
- Top seal coats, any specified colour
- 60, 90 and 120-minute ratings to BS 476 & BS EN 13381-8
Where intumescent paint is unsuitable (heavy section factors, external exposure, tight programmes) rigid board offers a reliable alternative. We install fire-rated boards to beams, columns and connections, giving ratings up to 120 minutes.
- Calcium silicate and gypsum-based boards
- Beam, column and connection encasement
- Internal, semi-exposed and plant room applications
- Integrated with cavity barrier and compartmentation scope
Compartmentation only works if the lines are continuous, which means sealing cavities at every compartment junction and installing fire-rated access hatches to any panel that needs to be opened for maintenance.
- Open-state and closed-state cavity barriers
- Service-penetrating cavity barriers and closers
- FD30, FD60, FD90 and FD120 access hatches
- Installation to manufacturer-approved details
Sometimes the work starts with a question, not a specification: what's been done, what's missing, what needs to happen next? We carry out PFP surveys for specifiers, contractors and building owners, from a single-day visit through to multi-phase audits.
The output is the same either way: a clear, evidenced, prioritised schedule. If remedial work is needed, we can carry it out. If not, the report is yours.
- Type 1–4 PFP surveys (visual, intrusive, sampling, destructive)
- Itemised scheduling of PFP works
- Specification review and buildability advice
- RRO 2005 and Building Safety Act compliance advice
For structural steelwork in exposed, humid or salt-laden environments, protective coatings extend the life of the structure and support any fire protection applied over the top. We deliver preparation and priming as part of an integrated steel protection package.
- Shot blasting and mechanical preparation to Sa 2½
- Zinc-rich primers and epoxy build coats
- Integrated with intumescent and board scopes
- DFT monitoring across every coat
